No surprises: what each early step costs
We publish our early-stage fees because you should not have to ask. They never exceed $3,000, and if you decide to go ahead with us, every paid step is credited in full toward your design agreement (when signed within three months).

Early steps and what they cost

How fees work
Credited if we work together
Paid pre-design fees are credited in full toward a design contract signed within three months.
Shared together first
We walk you through concepts and visuals together so we can talk them over. Final files are provided once we have an agreement in place, which protects you and the design.
Quoted once feasibility is clear
Building permit, site plan, construction-document and full architectural services are quoted per project after feasibility, so the quote reflects the real scope.
What shapes a full-service quote
- Project type and size
- Municipality and the approvals involved
- Condition of the existing building
- Number of consultants to coordinate
- Level of design and documentation
- Whether you want site visits during construction
A written proposal lists the scope, deliverables and exclusions, so you know what is and is not included before you sign.
Common questions
Pricing questions
Why not publish every price?
Permit and full-service fees depend on the property, the municipality and the scope. We publish what can be stated honestly, the early steps, and quote the rest after feasibility.
What if we decide not to work together?
That is completely fine. You keep the knowledge and direction from the step you paid for, and you are welcome to come back with questions at any time. The drawings and visuals remain our property, as described in our terms.
Is the first call really free?
Yes, and there is no obligation. It is a friendly 15-minute conversation to understand your project and answer your questions.
Do you guarantee permit approval?
No. Municipalities make the decision. We commit to a complete, well-coordinated submission and prompt answers to city comments.
Let’s talk about your project
Tell us what you have in mind, big or small. We will listen, answer your questions honestly and explain what is likely to be involved. No pressure and no obligation, and you are always welcome to stay in touch.
